Stand Down is a term that originated during the Vietnam War used to describe the practice of removing combat
troops from the field and taking care of their basic needs in a safe area. According to the National Coalition for
Homeless Veterans, the Stand Down was “a safe retreat for units returning from combat operations” where
troops had access to clean uniforms, warm meals, medical and dental care, mail, and camaraderie, all in a safe
environment.

SHREWSBURY, Massachusetts – What a month it’s been here in the Shrewsbury real estate scene. As my loyal readers know, I’ve been talking for a couple of months now about the desperate lack of inventory in all price ranges in town. It has most definitely made for a crazy ride, with multiple over-full-price offers becoming the norm again as they were at the peak of the market. In fact, reflecting back on the last week, I think I had only one sale that wasn’t 10K+ over the asking price – and in case you’re wondering, the “asking prices” were already at record high levels for those properties, so to go even beyond that is just wild. Of course, that brings up it’s own set of issues, such as which of the many offers to accept, and how to get through the bank appraisal when selling for so far above the recent comparable sales. More on that topic at another time, but rest assured that it’s just as vital to focus on that as anything else, because it doesn’t matter what offers you get if you can’t get the clients financed.

Much of the recent success have been precipitated by having the chance to work with Sellers that truly do listen, and actually want to learn how to maximize value, whether by look at inventory control, and actually keeping some homes off the market for an extra week, or by spending the time with my pre-marketing team getting everything just perfect before ever starting showings at all. Those dedicated vendors, from my painters, contractors, electricians and others have been truly fantastic, have really done me proud, as always, with helping my sellers get their homes all ready to go. Being able to get these guys in with little or no notice, and have them truly transform an average property into a showpiece, takes so much pressure off of my sellers, and makes us all successful in the end.

Here are a few new listings that I put on the market in the last week. Some already had multiple bids this weekend, but I have more coming, os if you like any of them, just let me know. Even more importantly, if you have something nice in Shrewsbury that you’d like to sell, please reach out to me because I have so many folks waiting, and that’s been wonderfully easy for many of my sellers, and those buyers with whom I’ve had a loyal working relationship are just as happy. In fact, last weekend I had clients in town that were relocating from New York, and of the 5 homes I showed them, only one was actually “on the market.” The others they were able to get a sneak preview on before the rest of the world even knew about them. (although oddly enough, the one they wound up Buying was the one that was actually already listed. Funny how that works. Anyway, you can always email me at steve@shrewsbury.net and we can have a very confidential discussion.

Wonderful 3BR, 3.5Bath Colonial in the heart of Hills Farm Estates

The first one is a gorgeous colonial set in one of Shrewsbury’s most sought after neighborhoods, Hills Farm Estates. Far too many updates to list, this one is absolutely pristine and as turn-key as they come, from the lush well landscaped lot, to the office and media room. Priced in the $420′s, this is going to make some family really happy.

Here’s a link to the virtual tour if you want to check it out… http://www.tourfactory.com/989463

Here’s another special one for you. Who in Shrewsbury hasn’t dreamed of one day being able to live in Northmeadow Estates? Great location, great quality, and most of all great people, make this one of the hottest neighborhoods in town. Set on a gorgeous wooded cul-de-sac lot, this stunning one owner home may represent the best value in town today. Gorgeous kitchen with granite counters that opens into a fantastic fireplaced family room. Best of all, the third floor walk-up can be finished to create even more spectacular living space, and since it’s not one of the giant homes in the subdivision, it’s priced 100k lower than the one across the street, so you really can’t go wrong on this one. Here’s the virtual tour for the one http://www.tourfactory.com/1004442

OK, let’s do something a bit different for you. This one is truly one of the coolest that I’ve seen in a long time. Just steps from Dean Park, this adorable house is just a gem inside and out, with 4BR’s, 2.5 Baths, and one of the rarest views in all of Shrewsbury. Priced in the high 200′s, it’s comparable to even some of the condos in town, yet provides the space you really want for your family, along with the ability to stroll over to the park and take in a few late night little league games. Check this one out if you have a moment. http://www.tourfactory.com/997349

Walk to town center from this fantastic updated ranch

Next up is one of the prettiest ranches I’ve listed in a long time. Located just steps away from town center, on a gorgeous level lot, this one is truly special because the current owners have turned it into a real showplace. Stunning kitchen with granite counters and maple cabinets, gleaming hardwood floors, updated baths, and yet still priced at only 299,900!! Here’s a link to the virtual tour so you can check out the interior finishes. http://www.tourfactory.com/1001538

Because of the low inventory, I have several clients waiting for something specific that we’re just having a challenge locating. This week, I need something really nice in a lovely neighborhood, priced from 550-645k, as well as a 3BR, 2 Bath Split Entry in the low to mid-300′s. If you own anything like that, please reach out and let me know.

Still coming this week… several fantastic 4BR colonials under 500k, another gorgeous split entry near the park, and who knows what else..maybe your home? You know how to reach me! (508) 845-HOME (4663) or by email steve@shrewsbury.net

As I said, it’s been a great week, and this is only a handful of them, as I’ve got lots more to tell you about.

The energy at the Bank of America was clearly palpable in the incredible vibe of the atmosphere there. A huge part of this, no doubt, was that while the students were just babies, the faculty – members of my generation – were all huge Crosby, Stills and Nash fans. This was immediately obvious gazing out not at the students – but into the faculty seating area, and seeing full professors, draped in their graduation regalia, grinning from ear-to-ear and recording the event on their iPhones!! Surely this was as exciting for the crowds as I’m sure it was for the honoree, as evidenced in no small part by the fantastic introduction from Professor Christopher James, who said – “This a rare treat to introduce the person who created the sound track of my life. Graham is legendary singer, songwriter, digital imaging pioneer. Your iconic music was a call to action during the turbulent generation of the 60′s and 70′s, and your music is still relevant a half-century later. As a founding member of CSN you were inducted into the Rock and Roll hall of fame, and then inducted again in 2010 as a founding member of the Hollies. Your performance at Woodstock has been hailed as one of the most memorable in history.

Always driven to create, you are a passionate photographer with a body of work spanning over 50 years. Now one of the world premier fine art printing houses, your Nash Editions company has been recognized by the Smithsonian, for it’s role in the invention of digital fine art printing. Your own brilliant photography is a tribute to your father and demonstrates a unique has earned you numerous awards. You have been called a man who is fundamentally tuned into the world.

In 2010 your were named an Officer of the Order of the British Empire by the Queen of England.

Graham Nash in recognition for your enduring gift of music, your creativity in photography, your innovation in print making, and your continued efforts to improve our planet, Lesley University is proud to convey upon you the honorary degree of Doctor of Fine Arts, given on May 18th, in Boston Massachusetts, Rock On!!”

Certainly no stranger to applause – especially at this venue, Graham still seemed visibly moved by this new experience, and with no notes whatsoever, delivered an impressive and truly moving set of remarks to the students. He kept is short and sweet, as always, and yet conveyed such an important lesson that students I witnessed afterward were talking about it with each other, and going on and on about how the lessons he spoke of would be something they would take to heart, and carry with them forever.

Here are just a few excepts from the address itself.

“I’m of course very pleased to be here, and thank everyone at Lesley University. Congratulations, you’ve earned it!

One-hundred years of making art important in peoples lives…fantastic! I came from a very poor family in the north of England, in Manchester. My parents were nothing but encouraging to me. While my friends parents were telling then to get on with real a job in the mill, or down in the mines, my parents encouraged me to be a musician. They knew where my heart was, and I will be forever grateful to them. In fact, no matter what you think of your parents, you should honor them. In the words of some minor composer, “they taught me well.”

Your teachers are here to encourage you. They’re here to open your hearts and your minds and to the possibilities of the future and to give you a voice. Every single person here has that voice, and the responsibility to use that voice. I’ve been using my voice for a long, long time. I’m over 70 now, and it has all gone so fast. Last week, it was 50 years to the day since my first band the Hollies released their first single. I’ve been with David and Stephen for almost 45 years, and realized who I want to be in my life, and who I don’t want to be. I look around here and realize that my partner Crosby has socks older than you!

Time…… Time is our only currency, and you have to use it well. Art is not just the canvas you’re painting, or the block of wood you’re sculpting, or the photograph you’re taking, it’s your life. You have to make every single thing you do “art.” Whether it’s making a cup of tea, encouraging a child…it’s all art and you have to do it the best you can. In my own way, I’m trying to be the best partner I can, the best father i can, the best musician I can. I’ll never make it, but at least I’m trying.

Even Bill Gates, Warren Buffet, Mark Zuckerberg, with all their fortunes can’t buy one moment of time. I don’t give advice….but if I was asked to give advice, it would be very simple for me. You have to find your passion. You have to find something that turns you on and fills your heart with joy Something that makes you wake up every day with a smile.

Congratulations again. I’m going to sing you a song.

He then treated the students – and again even more so the assembled faculty – to a rousing version of Teach Your Children, that brought the house down and set a pretty high bar indeed for graduations to follow.

I know I extend my personal congratulations to Graham and his family on this amazing honor, and send my thanks to the staff of Lesley University for putting on a flawless event, and allowing me to cover it. Job well done everybody.

Rev. José Rodriguez celebrated the baccalaureate liturgy with concelebrant Rev. Edward Niccolls.

Headmaster Michael Welch presented the Award for Scholastic Excellence to James Zatsiorsky and the Xaverian Award to John Giacoppe. James Zatsiorsky gave the Valedictory Address to his classmates, in which he thanked his family and Saint John’s for instilling in him the invaluable practice of preparation and pride in one’s accomplishments that drives him daily.

The 252 members of the Saint John’s graduating class of 2013 will be matriculating to over 160 different colleges and universities, and five will move on to military academies in the fall (U.S. Air Force Academy, U.S. Coast Guard, U.S. Military Academy, and U.S. Naval Academy).

Saint John’s High School has educated young men in grades 9-12 under the guidance and sponsorship of the Catholic Xaverian Brothers since 1898. The mission of the Xaverian Brothers and Saint John’s has always been one of service to God through service to our fellow man. Saint John’s college preparatory curriculum has gained a strong reputation for academic excellence, but Saint John’s is also committed to the development of the “whole person”: spiritual, moral-ethical, social, intellectual, physical, creative and aesthetic. The school enrolls about 1,000 young men in four grades on its Shrewsbury campus. For more information, visit www.stjohnshigh.org.

On Friday night, the Shrewsbury Student Basketball teams (girls and boys) took on the Faculty basketball teams to raise funds for epilepsy research at Children’s Hospital. Organized by Kristen and Elizabeth Grip, local sports fans cheered on both teams as they raised nearly $1,200 to support research looking for more effective methods to relieve children of their seizures and make existing treatments safer.

The first half of the game pitted this year’s Girls Varsity Basketball Team against a team of women faculty members led by the Girl’s Basketball coach Erin Largess. In the second half of the game, the Boys Varsity Basketball Team faced a team of male faculty members led by Athletic Director Jay Costa. Varsity Basketball players from the 2011-2012 team, Danny Deraney and Jane Aulenback refereed the contest.

Despite the best efforts of the faculty, youth won out in both halves, yet in the end, everyone comes out a winner when people pull together for a great cause.

Congratulations to everyone on a job so very well done.
