SHREWSBURY, Massachusetts – For me, it’s a reminder of years gone by, when as soon as nice homes hit the market, we saw multiple bidders. This weekend alone, I was hit with multiple over-full-price offers yet again, on a home that had only been on the market a few days. It was nothing exceptional, but it was just what the Buyers out there were looking for, and boy did they come out in droves. Interestingly enough, that situation brought to mind two things that I’ve been telling you all for years.
The first is that the time you spend preparing your home before it ever hits the market will be time very well spent. Having my pre-marketing team come in and handle the small repairs, touch up painting, carpeting and other items turned out to pay dividends in the long run, with a quick sale, at a record high price point.
The second is that fact that for Buyers, doing your homework before you even go out looking is key. That particular home I was referring to actually sold to a Buyer for substantially less than other Buyers had been offering, proving that it’s not always just about the money, but about other, somewhat intangible things, that the Sellers inevitably take into account before they accept a bid.
Anyway, as I’m finally starting to get some inventory in (I need more please), I thought I’d share with you the two hottest listings I’ve put on the market this week.
The first is a lovely young colonial, set on a gorgeous lot, and perched just steps away from town center. With four bedrooms, two and a half baths, and over 2400sf of stunning living space, this one is truly special. In fact, I sold it to these folks several years ago, and I’m just as confident in it today, as I was back then. Priced in the 480’s, it has all the features you’d expect, from two-zone central air, to a breathtaking 20+ foot family room, and is ready for a quick closing whenever you are. The other property of the week is far more unusual. As what you would call a “fixer upper,” it is neither breathtaking, nor stunning, yet I have no doubt this one will be gone before you know it! As the old real estate axiom goes, the key lies in location, location, location, and that couldn’t be more true in this case. With three-quarters of an acre of waterfront property on Lake Quinsigamond, the potential here is nearly limitless. You could renovate the current three bedroom, 1.5 bath home and make into an adorable cottage, or perhaps replace it with a stunning new 3000sf home in it’s place. With tons of frontage, it may even be possible, with the permission of the town, to subdivide the lot into multiple home sites. Priced at only $244,900, this is going to be a hot property for sure.
