SHREWSBURY, Massachusetts – Well as long as you all keep reading my real estate tips and reports, I guess I’ll just keep writing them! The outpouring of calls and emails over the last two month reports has been quite shocking, to say the least, and I must say it was very, very appreciated. The one lingering fear that any writer has, is wondering whether people are reading any of their material, and thanks to the many local homeowners that reached out, I know for sure that at least people are reading, and apparently loving what I had to write.
Over the last 28 years in the business, and having sold over 2000 homes, I suppose you just see people making the same real estate mistakes over and over again, and at least with these reports I can make sure that people have the best information there is, when it comes to planning for selling, or just improving their homes.
As you may recall, the first two reports covered the topics of (a) Why nearly half of all the homes on the market last year failed to sell, and (b) 10 ways to increase the net sales price of their homes.
When people emailed for those two reports, I asked each of them what they thought that Report #3 should be…and it was almost unanimous. They all wanted a list of what improvements they could make, as they are getting ready to sell, that had the greatest return on investment. After all, nobody wants to spend $5k redoing a bathroom, to get 5K more for their home….but are there things they can spend $1k on and get 10k back? Absolutely! Thus was born this month Free Report – “The Top 10 Home Improvements that Yield the Greatest Return.” In looking over the list, I actually think you’ll be shocked at some of them. These aren’t the obvious things like “replacing kitchens,” but rather some far simpler and non-obvious tasks that will return five or ten times their cost.

Also, as I mentioned in last months column, each winter I open up a few spots per month for my “Homeowners Blend Program.” Now in its 20th year, this has been a fantastic opportunity for Sellers to save up to 50% on the real estate fees when selling their home, WITHOUT having to give up a thing in return. Normally, I don’t use that during the spring market, but right now, we are facing a critical lack of inventory, and I have Buyers just waiting by the phone. That being the case, I’m going to open up a few more slots for March and April, just to replenish my listing inventory, and take care of some great clients that are waiting, and then I’ll probably just retire the program again until next winter.
