SHREWSBURY, Massachusetts – What a winter it’s been here in the Shrewsbury real estate scene. As my loyal readers know, I’ve been talking for a couple of months now about the desperate lack of inventory in all price ranges in town. It has most definitely made for a crazy ride, but still a quiet winter. One moment you have multiple over-full-price offers, then it’s quiet and cold and folks all seem to want to hibernate and wait for the sunshine.
Many have asked what the values have done in comparison to both the peak of the market, and the bottom.
This chart shows the median Shrewsbury MA sales price going back over 10 years, and clearly illustrates the peak in 2006, and the trough in 2009.
On this chart, you can see the average sales volume in Shrewsbury per quarter, again going back a decade.
Of course, for many, the winter was a great time to buy and to sell. As always, much of the recent success stories were precipitated by having the chance to work with Sellers that truly do listen, and actually want to learn how to maximize value, whether by looking at inventory control, and actually keeping some homes off the market for an extra week, or by spending the time with my pre-marketing team getting everything just perfect before ever starting showings at all. Those dedicated vendors, from my painters, contractors, electricians and others have been truly fantastic, have really done me proud, as always, with helping my sellers get their homes all ready to go. Being able to get these guys in with little or no notice, and have them truly transform an average property into a showpiece, takes so much pressure off of my sellers, and makes us all successful in the end. Here are a few new listings that I have coming on, or have put on the market in the last week or so. OK, here are my three favorite Shrewsbury Homes for Sale this week.
The first listing is just amazing in every way.
